Interior fit-out from China covers furniture, lighting, ceramics and sanitaryware for a hotel, restaurant, office or salon. FF&E here means furniture, fixtures and equipment that enter a space as a programme, not as a single ad. Papillon runs sourcing, quality control and import. We do not promise a full site fit-out: install and site watch stay with your team or a local partner. We start from a discovery call, spec and samples.
For an investor building or renovating a hotel, apartments, restaurant, café, office or salon, with an opening date. The designer holds the drawing. Sourcing must join drawing and calendar, not guess a mood from reference photos.
For a furniture distributor who already imports for sale and wants a project. That is not the same list. Sale by container stays on furniture from China. A project, with piece codes and a mock-up room, sits here.
It is not for a firm that wants someone to finish a venue from scratch, including walls, services and trades. That part stays with you. We do not sell a finished building.
A room or hall rarely comes from one factory. Furniture is often Foshan (Lecong, Shunde). Ceramics and sanitaryware are another plant, often in the same city, with different breakage. Lighting is Zhongshan or Guzhen, with a driver and a date that will not wait for a chair. Textile on a chair may be a third supplier, and its date becomes the chair date.
If one is late, the space is not finished. That is why purchase orders are written backwards from opening, not from whatever arrived first in the inbox. Ceramics must close the wet area before fabric enters the hall. Light must be in the mock-up room, not we will add chandeliers.
A discovery call asks for room or cover count, space type, opening date and whether a piece list exists or only reference photos. Without dimensions, spec comes first. A quote on mood is a different bed in every offer.
Then shortlist, material sample, a sample of the most repeated piece, a mock-up room or zone where it makes sense, pre-shipment inspection and import. Install is defined locally. Stay detail is on hotel fit-out. Hall and bar are on restaurants and cafés. A drawing that is not from a catalogue is on custom furniture.
A drawing that is not yet final. The factory will start on a deposit and then you will pay a change. Better to wait for spec than a container that does not fit the room.
A custom piece on a date that has already passed. A ready chair model arrives faster than a chair from a drawing. If there is less time between today and opening than sample plus production plus sea, cut the number of made-to-measure pieces. We say that on the discovery call, not after the deposit.
One offer that mixes chair, tile and luminaire as if they share the same QC. Ceramic breakage, a buzzing driver and a squeaking chair do not pass the same inspection. We split them in the plan and join them on one unload date.
Interior fit-out from China starts from a room list, not a catalogue. For each position we write size, material, colour, quantity, spare and whether the piece is a ready model or from a drawing. A mould deposit before that list buys a tool for a room that is still changing.
A mock-up room or zone goes before the full lot. A hotel looks at one room. A restaurant looks at one table and one luminaire switched on. An office looks at a workstation. Approval is written. A showroom photo is not approval for a hundred rooms.
Furniture, ceramics and lighting do not pass the same inspection list. Unload date and the date the wet area must be closed are joined. Criteria are not. Chair squeak, glaze crack and a buzzing driver are solved separately, in China.
Shortlist takes 1–3 weeks, sample 2–5, sea about 35–52 days. Tool and mould add time before the lot. If there is less time between today and opening than that sum, cut the number of pieces from a drawing. That is said in the brief, not after the deposit.
On sourcing execution above 2,000 USD quality control (QC) before loading is standard. Furniture packing, ceramic pallets and glass cartons are checked before the seal. LCL breaks glass more often than FCL with a load plan. As soon as volume nears 20 or 40 feet, a full container usually makes sense.
Landed cost is calculated per position, with scrap, not as one figure for the whole hotel. The agreement from 1 July 2024 needs HS and COO per line. Zero duty is not a promise of a site.
We run sourcing, sample, inspection and import. We do not design interiors, install furniture or replace the electrician. Your team does install. We hold that the goods that arrive match the approved zone.
Ceramics go before fabric. Light must be in the mock-up zone together with furniture. If one category is late, we do not fill a container with the rest only so a vessel sails. Delay is said while goods are still in the plant. Category pages are furniture, ceramics and lighting.
We run sourcing, quality control and import to spec. Install, first-fix and architectural watch you define with your team or a local partner. What was approved arrives on site, in the count the list says.
It depends on the number of SKUs and pieces from a drawing. Samples take weeks. Production and sea come after an approved sample. Date and phases go in the quote after that step, not before.
Room or cover count, space type, opening date and a piece list if you have one. If you only have reference photos, we do spec first, then a quote.
No. Restaurants, cafés, offices and salons use the same sequence, with a different list. A hotel has a mock-up room. A venue has a mock-up zone: table, chair, light, wet area.
Send the request: category, quantity, and date. You get a reply within 24 hours, with an outline of the total cost to destination where we can price it.
